FREQUENTLY ASKED QUESTIONS
What is the current status of the development work? + -
The project land was undeveloped since inception, often called raw/fresh land, with self-grown small forestry of local species, was a vacant area without any public utilities, buildings or driveways.
Currently by December 2024, 1200 kanal’s are fully developed with roads, electricity, fencing, irrigation channels, houses, solar tube wells, crops, orchards and road plantations.
Possessions are in line with customer agreement; Inteqaal/ownership of the land is conceivable at any time on 100% payment.
Development work of the remaining land is continued with pace in phases.
What is the total size of the saleable farmland? + -
A total of 100 farmlands in three sizes are available at 272 sq. ft. per marla, with no road cuts or adjustments:
- 48 Kanal
- 40 Kanal
- 22 Kanal
What factors are included in sales considerations? + -
Sales considerations include:
- Ready-to-cultivate, leveled land at 272 sq. ft. per marla
- Solar tubewell with room (5KV/7.5KV/10KV) based on the size of the farmland
- Wooden fencing
- Irrigation channels
- Added clay for enhanced soil quality
- Clear right of way with 50-foot gravel compact roads
- Electricity lines approximately 1,000 feet away
- Drainage for access roads
- Centralized amenities: Masjid, workshop, mini market, and supply chain facilities
- Three standard farmland designs with complete plans
- Possession and computerized Inteqaal upon full payment
Is the project land fertile? + -
The project land is a combination of clay, sand, and silt particles, predominantly sand, and is fertile for major cultivation and orchards. It has an enriched, sweet underground water level at a short distance. The added clay to the surface improves water retention. The land is suitable for all viable crops, orchards, and plants in line with the flora and fauna of Punjab.
Can I get capital appreciation or regular income from this land? + -
Investing in agricultural land in Pakistan can be a financially profitable long-term investment. A noteworthy trend has been observed in the appreciation of agricultural land in Pakistan over time, indicating a substantial increase in its value.
In the initial years, operational, management, and experimental investments in irrigation, cultivation, and livestock for commercial productivity can improve practices and maximize yields, leading to regular operational income from the farmland, along with the consumption of personal organic food at home grown on the land.
How to improve yields? + -
Like any other land, maximizing yields, maintaining moisture, and enriching soil nutrients depend on the timely availability of water, seasonal rotational cropping, and the application of a 3-6 inch layer of composted animal manure, clay soil, wood chips, crop clippings, sawdust, leaves, silage, and/or finely divided organic matter over time. This process reduces water evaporation and infiltration almost entirely, increases moisture retention, and provides the necessary nutrients to the soil and plants, ultimately improving yields per acre.
What can I do on farmland? + -
A rectangular farmland (350x746 feet) can easily accommodate a mix of wide-open, lavish-style living areas, including a villa/cottage, guestroom, gazebo, lawn, swimming pool, kids' play area, farmer houses, servant rooms, solar tubewell, commercial cultivation of cash crops and vegetable fields on seasonal rotation, fruit orchards, and livestock farming.
Are there any government schemes to support farming? + -
The best part of promoting agriculture and ensuring domestic food security is that relevant government bodies (such as the Punjab Agriculture Department) and other organizations (including SBP, ZTBL, SMEDA, and other development agencies/partners) have multiple initiatives, schemes, and projects that provide financial and technical support for solarization, irrigation, cultivation, harvesting, and livestock farming from time to time.
How is the locality for living? + -
The project area is surrounded by large villages with utilities and markets, and a river flows at the back, creating an excellent and calm environment to build a weekend house or resort. It offers exciting opportunities for planning, implementing, and monitoring agricultural plant management, livestock farming, civil construction, children's education with nature, horse riding, and the experience of open, wide spaces.
